unique karst architecture

The magical karst landscape has always attracted nature lovers. When people consider living in the Karst, they usually look for old decaying homesteads that need to be thoroughly restored. The opportunity to buy a new building designed with the desire to preserve the unique image of the Karst and containing all the typical elements of traditional Karst architecture, is a rare one.


On the south-west side of the house there is an entrance courtyard (Borjač) surrounded by a dry stone wall; a covered balcony (Gank) with a wooden fence extends over the entire length of the building and there is an indispensable well (Štirna) above the rainwater collector. The roof is covered with Mediterranean roof tiles, the north-eastern part of the building is arched; small windows with wooden shutters represents a typical back side of a karst house. We cannot imagine a traditional home in the Karst without a stone-paved basement which is accesed by an external stone staircase.


Five row houses are connected into a single residential building, which is nicely integrated into the peaceful environment of the small karst village Majcni, not far from Sežana and the Gulf of Trieste. With its concept of dwelling, the building brings new life to the village and upgrades it with quality. The building is designed according to the principles of integrated - sustainable living, which takes into account the ancient wisdom of planning and creating a harmonious environment - geomancy, as well as the requirements of modern living and all-round social acceptability. The result of a holistic approach to space is a home that meets today's needs for a healthy physical, emotional and spiritual life and is friendly to the environment and man.
